Mauna Kea Resort Complex Information

Apa’apa’a Heights at Mauna Kea

The leeward flank of the 13,803 foot Mauna Kea volcano begins to rise more steeply as you leave the coast and start to climb toward the summit. Here, in the Uplands portion of the Mauna Kea Resort, the 7 exceptional estate homes of Apa’apa’a Heights take full advantage of the rising elevation. At the edge of each large leveled lot the land drops away to dramatically reveal the full sweep of the Kohala coastline.

Each home is a unique architectural expression of the traditional Hawaiian theme. Large great rooms, extensive covered open air living and dining areas, private plunge pools and outdoor spa tubs are standard. Homes in the Uplands are designed to provide passive thermal comfort using the familiar trade winds, subtle water features and landscaping, ample shade and the reliable warmth of 360 plus days of tropical sunshine per year.

From their perch above the lakeside green of Hapuna Golf Course’s 4th hole, homes at Apa’apa’a Heights are within easy reach of Hapuna beach and the Hapuna Prince hotel and golf course club house via the resort’s private Kauna’oa drive. Many residents of the resort prefer to enjoy the ride in the comfort of their own electric golf cart. While private carts are restricted from the golf courses they can be used to access all the amenities of the Mauna Kea Resort without entering Queen Ka’ahumanu Highway.

The optional Club at Mauna Kea is also offered exclusively to property owners at the resort. Rates and benefits vary but can include unlimited golf on both the resort’s championship courses.

The High Bluffs at Mauna Kea

Tucked into the folds of the towering 13,803 foot high Mauna Kea volcano, just below the Queen Ka'ahumanu Highway is the High Bluffs. At roughly 600 feet above the crystal blue waters of the Pacific, the High Bluffs enjoy commanding views of the entire coastline from Kona to Upolu Point and across the Alenuihaha to Maui.

Homesites at the High Bluffs average 3/4 of an acre providing ample space to create your own vision of paradise on one of the remaining development lots. The few rarely available completed homes feature large indoor/outdoor living and dining spaces, lushly landscaped grounds, private pools and outdoor spa tubs.

Set above the 555 yard par five 17th hole of the Robert Trent Jones Sr. designed Mauna Kea Golf Course, this exclusive subdivision of 9 lots is considered by many to be a best value for those wanting to enjoy the luxurious lifestyle of this legendary resort. With the lowest maintenance fees of any residential property on the preferred makai or ocean side of the resort, owners have all of the same benefits available including on-site residential services and an invitation to join the Club at Mauna Kea.

For over 50 years the Club at Mauna Kea has offered residential owners at the resort preferred access to golf, tennis and all of the world class amenities the resort has to offer. Membership rates vary but can include unlimited golf on both the resort’s championship courses.

Fairways at Mauna Kea North

Taking advantage of the natural folds in the landscape the thirty-two homesites at the Fairways North take the high ground. Like a collection of luxurious mountain villages separated by ravines filled with flowing green fairways the homes of Fairways North command views of the entire sweep of the Kohala Coast. These distinctive homes are rarely available as are the few remaining building lots.

The homes at Fairways North look over the 5th and 6th holes of the Robert Trent Jones, Sr. designed Mauna Kea Golf Course. With the wide green fairways and their own 68 acres of rolling hills, these homes enjoy a distinctly private setting. Despite their apparent seclusion all homes are located an easy walk from two world class beaches as well as both the famed Mauna Kea and Hapuna Prince Hotels. The clubhouse, driving range and putting green for the Mauna Kea Golf Course is less than a mile away.

The course is as famous for its roller coaster fairways and challenging raised greens guarded by gaping sand traps as it is for its spectacular scenery. Homeowners at the Mauna Kea Resort are extended an exclusive invitation to join the Club at Mauna Kea. Membership fees and benefits vary but the current platinum program includes unlimited golf at both the Mauna Kea and Hapuna golf courses plus unlimited tennis for owners and their families. Golf, tennis and resort discounts are extended to owner’s guests.

Fairways at Mauna Kea South

It was here, overlooking the ocean and the fairways of the Robert Trent Jones, Sr. designed championship golf course that visionary resort developer Laurance S. Rockefeller first envisioned private residences on the grounds of the Mauna Kea. The Fairways South was the first residential resort development on the Kohala Coast. Designed by Rockefeller in the mid-1970s these thirty-three strategically placed homesites set on sixty-six acres of land have gradually become home to a collection of thoughtfully designed and finely crafted luxury private residences.

The idea that the Mauna Kea resort could be a place to live and not just a place to visit was the seed that eventually blossomed into the entire Kohala Coast resort lifestyle. Just as the Mauna Kea golf course set the standard for all the courses that were built atop the ancient lava flows along this stretch of coastline, many distinctive Kohala resort home design features were first introduced in homes at the Fairways South. Many homes have lush private gardens, water features and two or more master suites located in separate pavilions or hales. Each home at the Fairways South takes advantage of the natural slope to create an exceptional sense of privacy and most use large indoor/outdoor living spaces to take advantage of the unique climate and highlight the panoramic ocean and coastal views.

Homeowners at the Mauna Kea are extended an exclusive invitation to join the Club at Mauna Kea. Fees and benefits vary but can include unlimited golf, tennis and charging privileges at the resort.

Kauna’oa at Mauna Kea

Truly a resort within a resort, the private gated community of Kauna’oa embodies everything that has made the Mauna Kea the crown jewel of the Kohala Coast. Named for the bay that fronts the beautiful white sands of Mauna Kea beach, Kauna’oa feels more like a private club than a subdivision. Within the grounds are 20 spacious paired villas, part of the Hali’a Hale condominium, and 28 large estate sized development lots. Since the original developer lots and town homes were snapped up, opportunities to own at Kauna’oa have been limited to a handful of resale lots and a few rare and fleeting opportunities to purchase one of the spacious villas or completed estate homes.

The reasons that buying opportunities are so few and far between in this community are not difficult to discover. Many of the lots enjoy views comparable to the upper tier homes at the nearby Bluffs at a fraction of the cost. The spacious townhomes enjoy beautiful views of the Pacific and floor plans ranging from 3,373 to 3,843 square feet with their own private dip pool and spa.

Besides being an easy walk to either of the Mauna Kea’s amazing white sand beaches and having all the resort access privileges afforded residential owners at the resort, owners at Kauna’oa enjoy their own private club. The Kauna’oa country club serves as the comfortable and low key social hub of the community. The facility includes a large resort style infinity pool, spa, change rooms, exercise pavilion, full kitchen, barbecue and on-site concierge service. There are even private wine lockers.

The clubhouse overlooks the most unique private resort amenity in Hawaii, a 3 hole practice course created by Tom Weiskopf Designs. Surrounding a large water feature, the practice holes use various pin placements and tee locations to create a mix of approaches and terrain. The course maintains a comfortable casual feel perfect for a few practice chips between rounds or for those getting their first taste of Kohala Coast golf.

Kumulani at the Uplands

Kumulani at the Uplands is located on the peaceful slopes of the Mauna Kea Resort’s mauka or mountain side, above Queen Kaʻahumanu Highway. These ten two-level apartment complexes each have four units. The Kumulani’s 2 bedroom / 2 bathroom floor plans range from 1317 to 1633 square feet of interior living space plus expansive outdoor covered lanais or patios. Even though these units are historically the lowest priced ownership opportunities at the Mauna Kea resort they enjoy a premium location, outstanding views and an amenity package in keeping with the Mauna Kea Resort’s reputation for legendary luxury.

Situated along a ridge near the 700 foot elevation of the Mauna Kea volcano and overlooking the 4th hole of the Arnold Palmer / Ed Seay designed Hapuna Golf Course, the units at Kumulani enjoy a quiet secluded setting with outstanding views of the deep blue Pacific ocean. Designed to take advantage of the view and unrivaled climate of the Kohala Coast, units feature a large wrap around lanai and flow through ventilation to take advantage of the trade winds. All units have standard A/C and a single car garage.

Kumulani has its own recreation complex with a private pool, sun deck, barbecue facilities and fitness center. An opportunity to join the Club at Mauna Kea is extended to all owners. Fees vary but can include unlimited use of both the resort’s championship golf courses, charging privileges and extended benefits for guests of the owner.

Moani Heights

Strategically positioned above the rolling fairway of the 4th hole of the Mauna Kea Resort’s Hapuna Golf Course, the 17 luxurious estate homes of Moani Heights enjoy their own private corner of this legendary resort. An exclusive gated community located in the Uplands portion of the resort above Queen Kaʻahumanu Highway, Moani Heights offers a quiet secluded setting with panoramic ocean views from every vantage point.

Each of these homes is a unique reflection of the Kohala Coast lifestyle. Blessed with more than 360 days of sunshine a year, homes have been designed to provide large indoor/outdoor living areas and plenty of cross ventilation to take advantage of the regular trade winds. Many have outdoor kitchens, plunge pools and private outdoor spa tubs.

Opportunities to purchase a home at Moana Heights are typically difficult to come by. Upon their initial release, all 17 available lots were sold by the developer in less than six months. The community has since been completely built out and existing homes are rarely available for resale. When opportunities to purchase do arise, they often go quickly.

Owners at Moani Heights have a world of recreational opportunities to enjoy. Owners can choose between a pair of pristine white sand beaches just two minutes away, two championship golf courses to challenge every level of golfer and all of the amenities of two world class resort hotels literally at their doorstep.

The High Bluffs at Mauna Kea

Tucked into the folds of the towering 13,803 foot high Mauna Kea volcano, just below the Queen Kaʻahumanu Highway is the High Bluffs. At roughly 600 feet above the crystal blue waters of the Pacific, the High Bluffs enjoy commanding views of the entire coastline from Kona to Upolu Point and across the ʻAlenuihāhā channel to Maui.

Villas at Mauna Kea

Another of the rare ownership opportunities at the Mauna Kea Resort, the Villas comprises 40 spacious single level duplex and free standing residences. Located on the makai or ocean side of the Queen Kaʻahumanu Highway just above the Mauna Kea Hotel, the Villas at Mauna Kea enjoy a central location within the resort. Thanks to the surrounding golf course fairways and natural slope, the Villas maintain a feeling of quiet seclusion. Most feature sweeping views of the entire coastline, beautiful sunsets and the nearby island of Maui. Each luxuriously understated two, three or four bedroom floor plan has two master suites and its own private pool and sun deck.

The Mauna Kea is the lowest density resort on the Kohala Coast and includes two of the best white sand beaches on the Big Island of Hawaii. Covering more than 1800 acres, the resort is situated on the leeward side of the 13,803 foot high Mauna Kea volcano. From Kauna'oa Bay the resort property rises to nearly 1,000 foot elevation.

Completed in 1987, the Villas were part of the original master plan for the Mauna Kea Resort and were given one of the premium locations. Set on a series of ridges above the first and second holes of the Robert Trent Jones Sr. designed golf course, the Villas combine some of the best views on the entire coast with convenient access to golf, tennis, fine dining and all the world class amenities the resort has to offer.

The on-site Mauna Kea Residential Services is available to provide maintenance and property management and the Club at Mauna Kea is open to owners for an additional fee who wish to receive priority access to the hotel amenities, golf, fitness center, pool, spa and tennis center.

Wai‘ula‘ula at Mauna Kea

One of the newest subdivisions at the Mauna Kea Resort, Wai‘ula‘ula was an instant hit. This gated community in the Uplands section of the Mauna Kea Resort comprises both the Ridge and the Villas condominiums and a number of detached condominium homes that include landscaping and pool service.

The Ridge comprises 14 fourplex buildings located near the community recreation center. Each 2000 square foot plus 3 bedroom / 3 bathroom unit has two master suites, gourmet kitchen, enclosed single car garage and a large covered lanai. There are two downstairs units and two upstairs units in each building. Most have ocean views and outdoor kitchens perfect for enjoying meals and sunset drinks on the lanai.

The Villas are larger single level paired homes that include all the interior features of the Ridge plus many thoughtful island style amenities. All Villas have an outdoor lava rock shower, private dip pool and outdoor spa tub plus extended roof lines that shade the large open air living space that connects to the central great room.

For larger gatherings the exclusive community recreation center has a covered dining lanai with a full kitchen overlooking the infinity edge pool that can be reserved for owners and their guests. There is also a great whirlpool, water patio and exercise room at the center.

All property owners at the resort have the option of joining the Club at Mauna Kea. There are several levels of membership that can be tailored to the needs of each individual depending on which world class resort amenities they wish to take advantage of.
